Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 265 homes for sale across Hartford Core and the West Hartford Ring in the same period. New listings totaled 484. Sales reached 452. Pending sales stood at 435. Supply is thin and demand is real.

The median price dipped 1.5% to $357,500. Not every home sold fast: 26 days was the median. Still, 75% sold above list price.

Hartford Core: a split picture

Hartford Core covers a wider range of conditions. Some ZIP codes are moving fast. Others are slower. That split matters if you own here.

ZIP 06106 (Hartford) saw 61.8% of homes sell above list price, per the Real Estate Data Aggregator. The average sale came in at 104.6% of list. Median price rose 13.1% year over year to $340,000. But median days on market stretched 14 days longer than a year ago, to 37 days. More homes sold, but some took longer.

ZIP 06112 (Hartford) moved fast. The Real Estate Data Aggregator counted a median of just 15 days on market, 11 days shorter than a year ago. Half of all homes went under contract within two weeks, up 19 points from last year. The median price jumped 35% to $405,000.

ZIP 06105 (Hartford) showed a 40.5% rise in median price to $381,000, with 44.4% of homes selling above list. But the share going under contract within two weeks fell 12.3 points to 36%. Not every home there moved quickly.

ZIP 06114 (Hartford) saw a small price dip of 1.4% to $340,000. Supply edged up just 0.1 months to 2.4 months. Homes still sold at 101.5% of list on average, and 59% sold above asking. The Real Estate Data Aggregator shows 39 homes sold there, up 8.3%.

ZIP 06120 (Hartford) had only 5 homes sold in the period, per the Real Estate Data Aggregator. Months of supply reached 8 months. Just 7.7% of homes went under contract within two weeks. The story for this ZIP comes partly from the wider websites, since volume is small. Still, 80% of the homes that did sell went above list price.

ZIP 06103 (Hartford) had just 1 home sold and 3 for sale in the period, per the Real Estate Data Aggregator. Months of supply stood at 9.2 months. The average sale came in at 86.1% of list price. Volume is too small to read as a trend.

Bloomfield: more listings, still strong

ZIP 06002 (Bloomfield) added listings too. New listings rose 11.1% and homes for sale climbed 28.1% year over year, the Real Estate Data Aggregator shows. Yet 65.6% of homes went under contract within two weeks, up 4.9 points from last year. The median price rose 17.7% to $444,950. More supply came in and the market held firm.

The wider picture

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a real cost for buyers. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local price gains in several of these ZIP codes ran well ahead of that national figure.

Realtor.com also noted that national inventory still sits 9.1% below pre-pandemic norms, even with 1.16 million homes for sale. The local numbers from the Real Estate Data Aggregator confirm that this market is tighter than the national picture suggests.
