One part of Central Corridor South is still moving much faster than the South region
The one fact that changes what you should do: where you live inside Central Corridor South matters more than the region average. Realtor.com put the South region at 68 days on market in September 2026. The Real Estate Data Aggregator counted a median of just 20 days in Newington (06111) for the three months ending August 31, 2026. That is a 48-day gap. For sellers, a well-prepared home in the right ZIP can still command a strong price. For buyers, some parts of this market still need quick decisions and clean offers.
Newington (06111): the tightest spot in the market
The Real Estate Data Aggregator counted 124 homes sold in Newington (06111) in the three months ending August 31, 2026. That was up 10.7% from the same months of 2025. Only 35 homes were for sale, down 10.3% year over year. Supply sat at just 0.9 months. That is very lean.
The Real Estate Data Aggregator found that 78.2% of Newington homes sold above list price in that period. The average sale came in at 106.7% of list. Nearly 3 in 4 homes went under contract within two weeks of listing (72.1%). Those are the numbers that shape what a seller can ask and what a buyer needs to bring.
Plainville (06062) and Plantsville (06479) were also quick
The Real Estate Data Aggregator counted a median of 16 days on market in Plainville (06062) and 20 days in Plantsville (06479) for the three months ending August 31, 2026. In Plainville, 81% of homes sold above list price, the highest share in the market. In Plantsville, homes for sale fell 44.4% from a year before, leaving just 10 active listings and only 0.7 months of supply.

|---|---|---|---|
| Median days on market | 16 days | 20 days | 20 days |
| Sold above list price | 81% | 55.8% | 78.2% |
| Sale to list ratio | 106.2% | 102.3% | 106.7% |
| Months of supply | 1.8 months | 0.7 months | 0.9 months |
| Median sale price | $360,000 | $424,900 | $391,250 |
Other parts of the market tell a different story
Not every ZIP moved that fast. The Real Estate Data Aggregator found that New Britain (06051) sat at 46 days on market and Burlington (06013) at 42 days in the same period. Burlington also had 3.8 months of supply, and homes for sale there rose 65.2% from a year before. Prices in Burlington did rise, to a median of $675,000, up 8.9%. But the pace of sales slowed. New Britain (06052) was the one outlier going the other way: 13 days on market and 77.3% of homes sold above list, though the median price dipped 8% and sales volume fell 21.4%.
Wethersfield (06109) and Berlin (06037): prices up, pace steady
The Real Estate Data Aggregator put the Wethersfield (06109) median sale price at $435,000, up 3.6% from a year before. Berlin (06037) reached $520,000, up 15.6%. Both ZIPs saw homes sell in under 30 days. Berlin had only 18 homes for sale, down 25% from 2025. That said, fewer homes sold in Berlin overall, down 24.3% year over year. A rising price with fewer sales can mean the mix of what sold shifted, not that every home went for more.
Southington (06489) and Bristol (06010): volume leaders
The Real Estate Data Aggregator counted 215 homes sold in Bristol (06010) and 95 in Southington (06489) for the three months ending August 31, 2026. Bristol had the most sales of any ZIP in this market. The median sale price in Bristol came in at $369,900, up 3.9%. Southington reached $465,000, up 9.4%, and the median days on market fell 7 days from a year before to just 22. Both ZIPs still had buyers moving quickly.
The wider picture: rates and national prices
Mortgage rates topped 7% in September 2026, according to Realtor.com. CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026. CNBC also noted that mortgage purchase applications fell 7% for the week and were 18% lower than a year before. That matters for every ZIP in this market: fewer buyers can qualify, and those who can are choosy. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in parts of Central Corridor South outpaced that.
- The three months ending August 31, 2026 showed a split market.
- Newington, Plainville, Plantsville and parts of New Britain moved fast with strong above-list results.
- Burlington and parts of New Britain had more supply and slower days.
- Rates above 7% are real, but they have not stopped well-priced homes from selling quickly in the tightest ZIPs.
One last thing: one street can read very differently from the whole ZIP code. The numbers above cover the full ZIP. Your block, your home type and your condition all shift the picture. If you want to know where your specific address sits, I am happy to show you.
