Higher mortgage rates have not cooled fast sales in I-91 North

Real estate, I-91 North

Realtor.com reported that mortgage rates topped 7% in September 2026. That is the number most people expected to slow things down. It has not, at least not in the fastest parts of I-91 North. Price well and be ready for quick offers. That is the short version.

These numbers cover the three months ending August 31, 2026. Every count comes from the Real Estate Data Aggregator for each ZIP code named.

Suffield leads the market on speed

The Real Estate Data Aggregator counted 37 homes sold in ZIP 06078 (Suffield) in the three months ending August 31, 2026. The median sale price there was $560,000, up 35.8% from the same months of 2025. That price jump is large, and it reflects a small number of sales, so read it with that in mind.

That 76.5% share is up 17 points from a year before, according to the Real Estate Data Aggregator. The median days on market in Suffield was 11 days, 6 days shorter than the same period of 2025. Buyers who are not ready before they tour will miss out.

East Hartland (06027) posted 80% under contract within two weeks, but the Real Estate Data Aggregator counted only 7 homes sold there. West Hartland (06091) had just 2 sales. Small counts can make a share look bigger than the market really is. Suffield's 76.5% came from 37 sales, which is a firmer read.

Windsor and Enfield: the busiest ZIP codes

The Real Estate Data Aggregator counted 102 homes sold in ZIP 06095 (Windsor) and 171 in ZIP 06082 (Enfield) in the three months ending August 31, 2026. Those are the two biggest pools of activity in this market.

Windsor's median sale price rose 12.3% year over year, per the Real Estate Data Aggregator. Nearly 4 in 5 Windsor homes sold above list price. Enfield's pace of sales jumped 22.1% from the same period of 2025, yet its sale-to-list ratio dipped 1.7 points. More homes and a little more competition on price, but still a fast market.

Where things moved a little slower

Not every town ran at the same pace. The Real Estate Data Aggregator put median days on market at 32 days in Windsor Locks (06096), 33 days in North Granby (06060), and 59 days in West Granby (06090). West Granby had only 5 sales, so that 59-day figure is a thin sample.

Sellers are still getting above list price almost everywhere

The Real Estate Data Aggregator showed sale-to-list ratios above 100% in every ZIP code with enough sales to read clearly. West Simsbury (06092) reached 110.9%. West Hartland (06091) hit 114.7%, though again, only 2 sales. Even the lower end of this market, East Windsor (06088) at $287,500 median, posted a 106.9% sale-to-list ratio.

The broader picture: rates and Northeast inventory

Realtor.com reported that mortgage rates topped 7% in September 2026. That raises the cost of buying. Realtor.com also reported that Northeast inventory rose 11.6% year over year in September 2026. More homes available is good news for buyers. Yet the local numbers show sellers still hold the upper hand in most of these ZIP codes.

Realtor.com also noted that the Northeast median list price fell 3.8% year over year. That is a region-wide signal, not a local one. The Real Estate Data Aggregator shows median sale prices rising in nearly every I-91 North ZIP code with year-over-year data.

CNBC reported that a monthly payment on a 30-year fixed-rate mortgage on a median-priced home was roughly 33% of a median family's income in 2025, up from 26% in 2022. That squeeze is real. It helps explain why some buyers are hesitating, even as the homes that do go to market move fast.

In short
  1. Rates above 7% (Realtor.com) have not stopped fast sales in I-91 North.
  2. Suffield led with 76.5% of homes under contract within two weeks and a median of 11 days on market, per the Real Estate Data Aggregator.
  3. Sellers are still getting above list price in every ZIP code.
  4. Buyers need to be ready before they walk through a door.
  5. Sellers still need to price right: the towns where the sale-to-list ratio dipped slightly show that overpricing does carry a cost.

One more thing worth knowing. The numbers above are ZIP-code averages. One street can read very differently from the whole ZIP. A home on a quiet cul-de-sac and one on a main road can sit in the same ZIP and sell weeks apart at different prices.
