East of the River still has a tight supply of homes
Supply is the number that shapes everything else right now. The Real Estate Data Aggregator counted between 1 and 2 months of supply across East of the River for the three months ending August 31, 2026. That is a thin cushion for buyers and a steady floor for sellers.
At the same time, Realtor.com reported the median asking rent in the Hartford area at $1,856 in September 2026. That number keeps rental pressure high, which pushes more people toward buying, even when choices are few.
Supply by ZIP code
South Windsor's 06074 had just 1 month of supply, the tightest in the market. The Real Estate Data Aggregator also showed homes there sold in a median of 10 days. That is fast.
Marlborough and East Hartford's 06108 each sat at 2 months. That is still lean. Buyers in those areas had a little more room, but not much.
Prices are up almost everywhere
South Glastonbury's 06073 saw the biggest price jump. The Real Estate Data Aggregator put the median there at $890,000, up 16.3% from the same three months in 2025.
Glastonbury's 06033 was the one soft spot. The median dipped 0.4%, to $587,500. Prices there did not fall sharply, but they did not climb either.
Manchester's 06040 rose 10%, to $385,000. Its 06042 ZIP rose 7.9%, to $335,012. Both stayed active.
How fast homes are moving
| South Windsor 06074 | Manchester 06042 | Glastonbury 06033 | Marlborough 06447 | |
|---|---|---|---|---|
| Median days on market | 10 days | 12 days | 30 days | 36 days |
| Sold above list price | 69% | 83.6% | 76.4% | 60% |
| Sale to list price | 104.8% | 107.4% | 105.6% | 103.7% |
In Manchester's 06042, the Real Estate Data Aggregator found that 83.6% of homes sold above list price. That is the highest share in the market. The median there was just 12 days.
Marlborough took longer, a median of 36 days. Fewer homes beat their list price there, at 60%. That is still a seller's lean, but softer than the rest.
How many homes went under contract fast
East Hartford's 06108 had the lowest share, at 50%. That is still half of all homes gone in two weeks. It is not slow, just slower than the rest of the market.
The wider picture
Nationally, Realtor.com reported that mortgage rates topped 7% in September 2026. That adds to the cost of buying anywhere.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. East of the River outpaced that in most ZIP codes.
Realtor.com also noted that Northeast inventory rose 11.6% year over year. East of the River saw a mixed picture. Some ZIPs added listings, others lost them.
More new listings in some areas did not loosen the market much. Demand kept pace. Pending sales rose in Manchester 06042 by 26.7% and in South Windsor by 11%, according to the Real Estate Data Aggregator.
- Supply stayed tight across East of the River through the three months ending August 31, 2026. Prices rose in seven of eight ZIP codes.
- Homes moved fast almost everywhere.
- The one honest caveat: Glastonbury's 06033 saw prices edge down 0.4% and days on market stretch to 30. Not every part of the market moved the same way.
