Some of the fastest parts of I-91 North are still getting bids over asking

Realtor.com reported that mortgage rates topped 7% in September 2026. That should have cooled things off. It did not, at least not everywhere along I-91 North.

The Real Estate Data Aggregator counted homes sold across this corridor for the three months ending August 31, 2026. In several ZIP codes, more than three in four homes sold above list price. That is the headline fact for both sellers and buyers right now.

Who sold above asking, and by how much

East Windsor and Broad Brook led the pack. The Real Estate Data Aggregator put the above-list share at 80% in both ZIP 06088 and ZIP 06016. Windsor came in at 79.4% and Windsor Locks at 77.8%. Even Enfield, the largest market here, hit 74.3%.

West Suffield was the honest exception. The Real Estate Data Aggregator put its above-list share at 50%. Prices there dipped 1% year over year. Not every part of the corridor is equally tight.

Speed tells the same story

Suffield was the quickest market in the corridor. The Real Estate Data Aggregator put the median days on market at 11 days for ZIP 06078. Broad Brook ran at 12 days. Windsor and Enfield both sat at 14 days.

Windsor Locks was slower at 32 days, up 9 days from last year. More homes came to market there, up 13.6% per the Real Estate Data Aggregator. More supply gave buyers a little more room.

The Granby towns: tight supply, mixed speed

Granby, West Granby, North Granby, and East Granby each had very few homes for sale. The Real Estate Data Aggregator counted only 12 homes for sale in Granby, down 55.6% from last year. West Granby had just 3.

West Granby sold 80% of homes above list, but only 5 homes sold in the period. Small counts can swing the numbers. North Granby and East Granby both stayed above 64% above-list, with prices up 5.1% year over year in East Granby per the Real Estate Data Aggregator.

Smaller pockets: Poquonock and the Hartland towns

Poquonock (ZIP 06064) had only 2 homes sold. Both sold above list, and the Real Estate Data Aggregator put the average sale-to-list ratio at 108%. Very small sample, so read that carefully.

West Hartland (ZIP 06091) also had just 2 sales. The Real Estate Data Aggregator put the sale-to-list ratio at 114.7%, the highest in the corridor. Again, 2 sales is a thin base. East Hartland had 7 sales, with 57.1% above list and a median of 41 days on market.

What the wider picture adds

Realtor.com reported that Northeast inventory rose 11.6% year over year in September 2026. More listings are coming to the region. This corridor has not fully felt that yet, but it is worth watching.

Realtor.com also reported that the Northeast median list price fell 3.8% year over year. Prices here held up better than the region in several towns. Windsor's median rose 12.3% year over year per the Real Estate Data Aggregator. Suffield's jumped 35.8%.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Several towns along this corridor outpaced that national figure by a wide margin.

What this means for sellers

Pricing still matters. Suffield's sale-to-list ratio slipped 0.7 points even as the above-list share rose. Granby's sale-to-list ratio fell 3.8 points. Getting the price right at the start is what pulls the offers in.

New listings fell in most towns. Windsor dropped 12.4%. Suffield dropped 21.7%. Fewer homes came to market, which kept competition alive even with rates above 7%.

What this means for buyers

In the tightest spots, expect to compete. Broad Brook saw 66.7% of homes go under contract within two weeks of listing, per the Real Estate Data Aggregator. Suffield hit 76.5%. Windsor Locks rose to 66%, up 3.7 points from last year.

Windsor Locks and East Windsor had more homes for sale than a year ago. Those two towns may give buyers a bit more breathing room than the rest of the corridor.

West Simsbury: the high end held

West Simsbury (ZIP 06092) had the highest median sale price in the corridor at $655,000, per the Real Estate Data Aggregator. Sales rose 40% year over year. The sale-to-list ratio hit 110.9%, even as the above-list share slipped 28.6 points from last year.

Only 8 homes were for sale there, and months of supply sat at 0.9. That is very thin. Buyers who want West Simsbury should expect strong terms.

In short
  1. Rates above 7% did not erase competition in most of this corridor.
  2. Supply stayed tight, most homes sold above asking, and the fastest towns cleared in under two weeks.
  3. A few spots gave buyers more room, but they were the exception, not the rule, for the three months ending August 31, 2026.

One street can read very differently from the ZIP code around it. The numbers above cover whole ZIP codes, and your block may be tighter or softer than the average.
