Hartford Core is not one market right now
The three months ending August 31, 2026 told two very different stories inside Hartford Core. One ZIP code had 2.6 months of supply and half its homes under contract within two weeks. Another had 9.2 months of supply and zero homes doing the same. Those two facts, both from the Real Estate Data Aggregator, mean owners and buyers need to know exactly which part of Hartford Core they are in.
Nationally, Realtor.com counted 1.16 million active listings in September 2026. That sounds like plenty of choice. But the Real Estate Data Aggregator shows Hartford Core and the West Hartford Ring together had only 265 homes for sale in the same period. Local supply is far tighter than the national headline suggests.
The split inside Hartford Core
ZIP 06112 is the tighter end. The Real Estate Data Aggregator counted 2.6 months of supply there, a median of 15 days on market, and exactly 50% of homes going under contract within two weeks. The median sale price rose 35% year over year to $405,000. Two in three homes sold above list price.
ZIP 06103 is the other end. The Real Estate Data Aggregator found 9.2 months of supply, only 1 home sold in the period, and 0% of homes going under contract within two weeks. Homes there averaged only 86.1% of list price. That is a meaningful gap from list, and sellers there need patience and sharper pricing.
That 86.1% sale-to-list figure in 06103 is a plain signal. Buyers there are negotiating down, not bidding up. Sellers who price as if they are in 06112 will wait a long time.
The middle of Hartford Core
ZIPs 06105, 06106, and 06114 sit between those two poles, and they each read a little differently too.
| 06105 | 06106 | 06114 | 06120 | |
|---|---|---|---|---|
| Median sale price | $381,000 | $340,000 | $340,000 | $355,000 |
| Months of supply | 1.3 | 2.7 | 2.4 | 8 |
| Median days on market | 44 days | 37 days | 30 days | 32 days |
| Under contract in 2 weeks | 36% | 45.7% | 47.4% | 7.7% |
| Sold above list price | 44.4% | 61.8% | 59% | 80% |
| Sale-to-list ratio | 100.3% | 104.6% | 101.5% | 103.9% |
ZIP 06105 had the highest median price in this group at $381,000, up 40.5% year over year per the Real Estate Data Aggregator. But it also had the longest median time on market at 44 days. Not every home in 06105 moved fast. The Real Estate Data Aggregator shows only 36% went under contract within two weeks, down 12.3 points from a year ago.
ZIP 06120 is a small sample. The Real Estate Data Aggregator counted only 5 homes sold there. That makes the 80% above-list figure and the 8 months of supply hard to read together. Small counts can swing the numbers. Treat 06120 with care until more sales come in.
West Hartford Ring: a calmer but still competitive picture
West Hartford's three ZIP codes all show supply under 2.2 months, per the Real Estate Data Aggregator. That is lean. But the speed and price pressure vary by ZIP here too.
ZIP 06119 and 06107 were the fastest. The Real Estate Data Aggregator shows 73.3% of 06119 homes and 72% of 06107 homes went under contract within two weeks. Median days on market in both was just 11 days. Buyers in those ZIP codes need to be ready to move quickly.
ZIP 06107 averaged 111.6% of list price, the highest sale-to-list figure in the whole market, per the Real Estate Data Aggregator. Three in four homes there sold above list price. The median sale price was $662,500, up 6.4% from a year ago.
ZIP 06119 is worth a note. The median sale price dipped 10.9% year over year to $490,000, per the Real Estate Data Aggregator. Yet 72.2% of homes sold above list price and the sale-to-list ratio was 109.5%. That tells you list prices came down, but competition at the new price level stayed strong.
What the national picture adds
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That matters for buyers calculating monthly costs. The Federal Housing Finance Agency put U.S. house prices up 2.4% from August 2025 to August 2026. Hartford Core's tighter ZIP codes are running well ahead of that pace.
Realtor.com also noted national inventory sits 9.1% below pre-pandemic norms. That context fits what the Real Estate Data Aggregator shows here. Most Hartford Core and West Hartford Ring ZIP codes have lean supply, even if 06103 and 06120 are exceptions.
What this means for owners and buyers
If you own in 06112, 06107, 06117, or 06119, the Real Estate Data Aggregator data shows demand is real and buyers are competing. Pricing well still matters, but you have room to be confident.
If you own in 06103 or 06120, the numbers ask for honesty. Supply is high relative to sales. The sale-to-list ratio in 06103 was 86.1%. Patience and a sharp price are the tools that work in those conditions.
Buyers should expect very different competition depending on which ZIP code they target. A home in 06107 or 06119 may need an offer the same week it lists. A home in 06103 may give you time to think.
- Hartford Core is not one market.
- The Real Estate Data Aggregator counted a 6.6-month gap in supply between the tightest and slowest ZIP codes in the three months ending August 31, 2026. One street can read very differently from the ZIP code around it, and one ZIP code can read very differently from the one next to it.
- The only way to know where your home sits is to look at what sold near you.
