Farmington Valley still has tight supply, even as national listings rise
Realtor.com counted 1.16 million active listings nationally in September 2026. That sounds like relief for buyers. But the Real Estate Data Aggregator shows just 0.7 to 1.9 months of supply across Farmington Valley in the three months ending August 31, 2026. That gap matters. What is plentiful nationally is still scarce here.
For buyers, fewer choices means more competition on each home. For owners, it helps explain why well priced homes are still moving fast and often above asking price.
Months of supply by town
Canton and Weatogue are the tightest, each at just 0.7 months of supply, per the Real Estate Data Aggregator. Unionville is the loosest at 1.9 months. Even that is very lean.
What buyers are actually finding
The Real Estate Data Aggregator counted only 13 homes for sale in Canton and 13 in Unionville during this period. Avon and Simsbury each had 38. That is the full pool buyers were choosing from.
Weatogue had just 3 homes for sale, down 40% from the same period in 2025, per the Real Estate Data Aggregator. Buyers there had almost nothing to choose from.
Tight supply is pushing prices above asking
When supply is this thin, buyers compete. The Real Estate Data Aggregator found that in Simsbury, homes sold for an average of 109.5% of list price. In Farmington, 106.8%. In Weatogue, 107.1%.
Not every home sailed over asking. But the Real Estate Data Aggregator shows that in Unionville, 85.7% of homes sold above list price. In Simsbury, 81.5%. In Collinsville, 80%.
Most homes are going fast
The Real Estate Data Aggregator counted median days on market of just 22 days in Farmington and 24 days in both Avon and Simsbury. Tariffville was the quickest at 11 days, though only 7 homes sold there.
In Weatogue, 83.3% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. In Tariffville, 80%. In Simsbury, 67.6%.
Prices are up across the valley
The Federal Housing Finance Agency put the national year-over-year price gain at 2.4% through August 2026. Most Farmington Valley towns beat that by a wide margin.
A note on the national picture
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is slowing buyers in some parts of the country. Nationally, Realtor.com found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022.
Farmington Valley is not immune to rates. But with supply this tight, the usual pressure of rate-driven slowdowns is eased by the simple fact that there are not many homes to choose from.
- The three months ending August 31, 2026 show Farmington Valley with 0.7 to 1.9 months of supply, per the Real Estate Data Aggregator.
- Every ZIP code averaged above list price.
- Most homes went under contract within two weeks.
- The national headline of 1.16 million listings, per Realtor.com, does not describe this market.
One more thing worth saying: a single street can read very differently from the whole ZIP code. A pocket with more listings, or a price range with less competition, changes the picture for your home specifically.
