Real estate, East of the River

Supply is the number that shapes everything else right now. The Real Estate Data Aggregator counted between 1 and 2 months of supply across East of the River for the three months ending August 31, 2026. That is a thin cushion for buyers and a steady floor for sellers.

At the same time, Realtor.com reported the median asking rent in the Hartford area at $1,856 in September 2026. That number keeps rental pressure high, which pushes more people toward buying, even when choices are few.

Marlborough and East Hartford's 06108 each sat at 2 months. That is still lean. Buyers in those areas had a little more room, but not much.

The wider picture

Nationally, Realtor.com reported that mortgage rates topped 7% in September 2026. That adds to the cost of buying anywhere.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. East of the River outpaced that in most ZIP codes.

Realtor.com also noted that Northeast inventory rose 11.6% year over year. East of the River saw a mixed picture. Some ZIPs added listings, others lost them.

In short
  1. Supply stayed tight across East of the River through the three months ending August 31, 2026. Prices rose in seven of eight ZIP codes.
  2. Homes moved fast almost everywhere.
  3. The one honest caveat: Glastonbury's 06033 saw prices edge down 0.4% and days on market stretch to 30. Not every part of the market moved the same way.
